Raymond Young has been in the Estate Agency industry since 1983 and has been dealing with Residential Lettings since 1991. R J Young & Co has been trading successfully since 1996.

We are able to deal with all aspects of residential sales and lettings, keeping up to date with changes in legislation and the many other requirements for a professional practice.

Raymond is able to demonstrate experience, professionalism and compliance with the law and regulation procedures, this includes professional and public indemnity insurance cover.

Julie-ann Higgs-Smith has been in administration for over 30 years, this included working for a busy accountants practice. Julie heads up the sales, lettings and management department and has responsibilities for rent collections, arranging all new Tenancies and liaising with existing Tenants to regain possession of the property at the end of the contract. Julie also has responsibility for sending residents their service charge budgets and demands, together with accounts at the end of the financial year. Overseeing Inland Revenue returns for managed UK and overseas landlords is also part of her remit.

Sadie Smith is our up and coming property managing assistant. Her duties include lettings management, liaising with both Landlords and Tenants and arranging interim inspections of all managed properties as needed. Sadie also arranges Gas Safety checks and Electrical Installation Compliance Reports which includes liaising with trades, ensuring their work is carried out to the satisfaction of both landlord and tenant and arranging payment of trade invoices. 

R. J. Young offer a full and comprehensive sales, lettings and property management service or a letting only service to all of our potential Vendors and Landlords.

Fees can vary, and each letting agent will have their own scale of charges along with their own terms and conditions of business. They cover sales, lettings and full management of the property or lettings only service. The Landlord is the client and fees are paid by the Landlord as a percentage of rental income, according to the scale of charges. We would be pleased to discuss our terms with you and  be happy to send to you a copy of our current Terms and Conditions.

We will introduce and vet prospective Purchasers and Tenants, prepare the tenancy agreements and advise on inventories. Should we manage the property we will arrange to change over all the utility accounts and Council Tax, collect the rent and pay the balances to the Landlords account. We will also pay bills for the Landlord. As and when needed we can inspect the property and deal with the day to day running.

R. J. Young use a Tenancy agreement that complies with the Housing Act 1988 & 1996. Most agents will have their own 'in-house' Tenancy agreement, incorporating clauses covering potential problem areas experienced agents recognise. These agreements should be far more comprehensive than the standard printed agreements bought for self-completion and are regularly up-dated to take account of changes in legislation.
